1. What Balkoun is

Balkoun is an online real-estate listings platform for the Arab world operated by the Balkoun platform (the operator). Owners and agencies publish listings; searchers browse them and contact the advertiser directly. The platform opens country by country, and in each country the advertiser must comply with the local laws in force (real-estate advertising, brokerage, licensing, consumer protection).

Balkoun is not a real-estate broker within the meaning of the Syrian regulations on real-estate brokerage and does not perform brokerage: it does not mediate between the parties, negotiate, arrange viewings or contracts on anyone's behalf, and takes no commission or percentage on any sale or rental.

Balkoun is not a party to any agreement, contract or payment between an advertiser and a buyer or tenant, and never receives money or deposits on anyone's behalf.

2. Advertiser's responsibility

You alone are responsible for the accuracy of everything you publish: description, price, size, deed status, photos and location.

You confirm that you own the property or are legally authorised to offer it, and that the photos are yours or you have the right to use them.

Misleading or false advertising is prohibited under the Internal Trade and Consumer Protection Law No. 14 of 2015; legal liability lies with the advertiser.

You follow the posting rules: no fake listings or wrong information, price, size and deed matching reality, courteous language, and respect for other members and visitors.

3. Buyer's and tenant's responsibility

You are responsible for verifying everything yourself before any commitment: that the property matches the listing, the owner's identity, the land-registry record, and that the property is free of mortgages, attachments and disputes.

We strongly advise you to engage a lawyer or notary to review the paperwork, verify ownership and complete the contract properly.

Never pay a deposit or any amount before viewing the property and checking the deed. Any payment is made directly between you and the other party, at your own risk.

4. Disclaimer

Listings are user content; Balkoun does not verify property ownership, prices, descriptions or photos and guarantees none of them, even when a listing is reviewed before publication.

Balkoun is not responsible, in any way, for any transaction, contract, negotiation or payment between users, for any loss, damage or dispute arising from them, or for the conduct of any user or agency.

The platform is provided "as is" without warranty of availability or freedom from errors, and we may suspend or change it at any time.

In all cases Balkoun's liability, if any, is limited to what you paid for a paid service in the three months before the event.

5. Your account

Registration is for people aged 18 or over. You undertake to give accurate details and a phone number that is yours, to keep one account per person, to protect your password and to tell us at once about any unauthorised use. You are responsible for everything done from your account.

6. Prohibited content

It is forbidden to publish: fictitious or non-existent properties, disputed or attached properties without disclosure, abusive or unlawful content, impersonation, spam, or anything infringing others' rights.

Balkoun may edit or remove any listing and suspend any account, with or without notice, when these terms are breached or fraud is suspected, without compensation.

7. Real-estate agencies

Agencies are responsible for holding the licences required by applicable law for their profession; their listings are published in their name and on their responsibility. An agency's presence on Balkoun does not mean it is licensed or endorsed by Balkoun.

8. Paid services

Balkoun may offer paid services to publish, feature or promote listings, or subscriptions for agencies. Prices, duration and conditions are shown before purchase. They pay for visibility and publication only, never constitute brokerage or a commission on any transaction, and do not guarantee a sale or rental.

No refund after the service has started, unless Balkoun is unable to provide it.

9. Intellectual property

The Balkoun name, logo, design and software are protected. By publishing content you grant Balkoun a non-exclusive licence to display, copy, technically adapt (watermark, resize) and promote it on and off the platform for the purpose of showing your listing; the content remains yours.

10. Messages and data

Your data is processed under the privacy policy. Service messages are needed for the account; alerts and offers require your consent and can be stopped at any time.

11. Suspension and termination

You can delete your account at any time by request to info@balkoun.com. Balkoun may suspend or terminate an account for breach of these terms. The liability and intellectual-property clauses survive termination.

12. Changes

We may amend these terms. The updated version is published on this page with its date, and continued use means acceptance. Last updated: 2026-09-26.

13. Governing law

These terms are governed by the laws of the Syrian Arab Republic; the courts of Damascus have jurisdiction over any dispute, after an attempt at amicable settlement via info@balkoun.com.
