Why Balkoun

Anyone who has looked for a home in Syria knows the routine: a Facebook post with one photo, no price, no size, not even the exact area. You comment asking how much, and you wait. Sometimes a reply comes two days later. Often it never comes.

Then you call, arrange a viewing, cross the city — and find the place sold a month ago, or the photos weren't of it, or the price is double what you were told.

That wasted time isn't a technical problem. It's a missing-information problem, and it's exactly what we built this to fix.

What we do differently

The price is mandatory. No listing goes up without one. No "serious buyers only", no "price in DM". The number is there from the first glance.

The title deed is mandatory. Green tabu, shares, court ruling or power of attorney — declared on every listing and filterable. It's the first question every Syrian buyer asks, and here it's the first thing you see.

Honest condition. Intact, needs repair, structural shell or damaged. So nobody crosses the country to see a ruin.

Power and water hours. It genuinely changes what a home is worth, and no property site in the world records it. Ours does.

Real photos, minimum three. And every new listing is reviewed before it appears.

Straight from the owner

We take no commission, we don't broker the sale, and no money passes through us. We connect you to the owner — the two of you agree the rest.

And because we're not a party to the deal, we have no reason to hide anything from you.

For Syrians, and for everyone else

The site is in Arabic, English and German, because a large share of today's buyers live abroad — in Germany, Türkiye, the Gulf and Canada — and want to buy a home in a country they're far from.

That's why we ask for a walkthrough video, show the power hours, and state the deed plainly: so someone who can't visit in person can still decide.

What's coming

We're building a legal consultation service with lawyers who specialise in property — to check a deed, notarise a power of attorney, and transfer ownership safely, especially if you're outside Syria.

After that: price reports by area, and alerts when something matching your search appears.
